For buyers weighing real property investment in Ohio, federal data on price and price growth favor Cleveland. The typical Cleveland-area home was valued at $234,700 in 2024, against $334,800 in metro Columbus, according to the Census Bureau&#8217;s <a href=\"https:\/\/data.census.gov\">American Community Survey<\/a>. Cleveland-area prices rose 4.35% on the year through the second quarter of 2026, against 3.34% in Columbus and 3.03% nationally, by the Federal Housing Finance Agency&#8217;s <a href=\"https:\/\/www.fhfa.gov\/data\/hpi\/datasets\">all-transactions house price index<\/a>. Over five years, Cleveland rose 48.06% and Columbus 46.12%.<\/p>\n<p>Columbus&#8217;s case rests on population. Its metro grew 4.82% between April 2020 and July 2025, Census Bureau estimates show. Cleveland&#8217;s shrank 0.91%. Jobs have stalled in both. Payrolls in all six of Ohio&#8217;s largest metros were essentially unchanged on the year in August, the Bureau of Labor Statistics <a href=\"https:\/\/www.bls.gov\/news.release\/metro.nr0.htm\">reported Sept. 30<\/a>.<\/p>\n<h2>Rent and tax<\/h2>\n<p>Rent goes further in Cleveland. A year of the metro&#8217;s median gross rent, $1,087 a month, equals 5.56% of the median home value. Columbus comes in at 4.87% and the US at 4.95%.<\/p>\n<p>Property tax narrows the gap. Cuyahoga County homeowners paid an effective rate of 1.80% in 2024, based on Census figures, against 1.40% in Franklin County, home to Columbus. After tax, a year of median rent equals 3.76% of the median home price in Cleveland and 3.47% in Columbus. These figures leave out insurance, maintenance, vacancy and management. Ohio&#8217;s <a href=\"https:\/\/www.legislature.ohio.gov\/legislation\/136\/hb186\/status\">House Bill 186<\/a> will also raise landlords&#8217; bills. It phases out a credit that non-occupant owners received, an increase that will eventually equal 10% of their tax bill, <a href=\"https:\/\/signalakron.org\/ohio-gop-lawmakers-vs-landlords-on-property-tax-breaks\/\">Signal Akron reported<\/a> in December.<\/p>\n<h2>Older homes, local rules<\/h2>\n<p>The median Cleveland-area home was built in 1963, against 1984 in Columbus. Cleveland requires rental units built before 1978 to hold a lead-safe certificate, renewed every two years. About 29,116 units held one as of Feb. 1, 2026, of roughly 90,000 the city says need one, according to a <a href=\"https:\/\/signalcleveland.org\/wp-content\/uploads\/2026\/02\/Lead-Presentation-for-Council-020926.pdf\">city presentation to City Council<\/a>. The city charges $70 a unit each year for <a href=\"https:\/\/www.clevelandohio.gov\/city-hall\/departments\/building-housing\/divisions\/records-administration\/rental-registration\">rental registration<\/a>, and its Housing Court will not accept an eviction filing without proof of it.<\/p>\n<p>About 26 Cuyahoga County municipalities require a city inspection before a home can sell, according to a 2025 list compiled by Infinity Title Agency. <a href=\"https:\/\/shakerheightsoh.gov\/477\/Point-of-Sale-Procedure\">Shaker Heights<\/a> holds 150% of the estimated repair cost in escrow when the buyer takes on repairs. Ohio requires three days&#8217; notice before an eviction filing, and Cleveland&#8217;s Housing Court sets the first hearing 21 days after filing.<\/p>\n<h2>Income or growth<\/h2>\n<p>Cleveland, Dayton, Toledo and Akron offer more rent per dollar of price, older homes, and flat or falling population. Columbus offers population growth at a higher price. Buyers typically expect to give up rental income for faster price growth.
